Fractional Private Homes

Private Fractional Ownership Homes are individual residences that are sold  as fractional interests.  These assets may be held by deed, title, or entity.  Restrictions are commonly recorded on these properties or contained in the operating agreement of the entity holding deed or title to the property.  Fractional Ownership Restrictions on these homes vary drastically.

Fractional Ownership homes, entity ownership and Tenancy in Common are sometimes misconstrued.  Basic differences between the two include the following:

  • Mortgages, if any on a title or deed are owner-independent
Tenants in Common

  • Mortgages, if any are held on the whole property
