With Dynamic Fractional Ownership we basically do what many partners have already been doing for years. You share a property. What we do is provide a online location to manage everything for you.
Deeded Ownership The first step is understanding what happens to your property. With dynamic fractional ownership we take a property and put restrictions on it. This will be a rule book for all owners that is publicly recorded at the county court house the property is located in. Then the property is divided up into several pieces or interests. The most common is 1/5th interests. This makes it very easy for you to buy or sell your property and find financing for your property. Because the banks play by very specific rules when it comes to deeded fractional ownership it becomes very easy to determine the value of your fractional ownership. This also makes it very easy to determine the value of your deeded interest if you choose to sell it at a later date. It is just as easy to sell your interest as it was to buy. This is one of many fundamental differences between dynamic fractional ownership and the static fractional ownership usually provided by residences clubs.
Staying in your residence When an owner is departing from their stay they will be charged a cleaning fee for the unit. The unit will be cleaned and ready for the next owners arrival.
Accounting All owners fund the management escrow account in a way that will always allow for two months worth of expenses to be held in reserve at any time for basic expenses. Normal expenses like taxes, electricity, association fees and insurance are paid as needed. Owners are billed quarterly. Late fees are applied to make sure all owners are paying in a reasonable time frame. In the event a late fee is paid the fee goes into the escrow account and will reduce the bills for all owners the following quarter. All owners can see online statements for each quarter.
Documentation Current copies of any and all documentation for the residence is kept online where the owners have access to view it.
Maintenance Requests All owners have the ability to report any issue with the unit. You can also see a history of maintenance requests along with the resolution and dates associated.
Voting Rights The owners have complete control of the residence. They can vote on any and all restrictions to the residence including terminating us as the management company. We never forget that we are here to take care of you.

Scheduling The second step is understanding the schedule. All of the owners have an online schedule that is real time. Everyone is on a level playing field. The premise is simple. If there are 365 days in a year and 5 owners, shouldn’t each owner have 73 days? It is not quite that simple, but it is pretty close. Think of each day as a point. Each owner gets 73 days or points. We now have to make sure everyone can play nicely together so we create some other rules.
Peak season Lets say that your property is at the beach and the peak season is Memorial Day to Labor Day. That is a 91 day period. If you limit each owner to 18 days during the peak season, no one can abuse the peak season.
Holidays Each holiday has days associated with it that cost 2 points per day when you book them.
Cancellations If you book a reservation and decide you are not going to use those days you can cancel 60 or more days prior for 50% of your points or days back. If you cancel within 30 or more days prior you are credited for 25% of your days or points.
Annual Lottery Before we open up a calendar year we want everyone to have a fair system of picking who gets first pick of what days. We do this by scheduling a specific date each fall that the owners have to have their picks in for the following year. Each owner can make as many requests as they would like as long as they have the available points or days to schedule it and the dates are available. Once the deadline for all requests has passed the computer starts with the first owners first pick. Then it goes to the second owner’s first pick. If all of the dates are available the second owner is booked for those dates. If they are not it moves to their second pick. If all of those days are available it books it, if not it moves to the third and so on. The computer will continue this process until all of the owners and all of their picks have been processed. The following year the second owner will be first and the fifth owner will be last (assuming there are 5 owners). Owners have a summary page that shows all owners, the days used for the year and the days remaining. Unused days for the year expire and can not be used for the following year. The calendar year ends on January 15 to accommodate the holidays and allowing for one stay instead of the potential for two.
